Advertising
We handle all advertising for subject properties – signs, ads, print, website advertising. We provide these services free to the owner as added value to our program.
Showings
We arrange showing appointments with potential tenants, making all arrangements with current tenants or place a lockbox on the property if it is vacant.
Application processing
We receive and process all phone calls from our advertising. We require the applicant complete our detailed application, allowing us to thoroughly screen their information, verifying employment, credit, and backgrounds.
Lease preparation
We prepare the lease and have all parties sign. Each party will receive a fully executed copy, and a copy will remain in the main office file.
Security deposits
We require one months rent as a security deposit to ensure tenant’s full compliance with the terms of the lease. Security deposits are held in an escrow account according to Florida Statutes. This amount could be changed with owners approval.
Repairs and maintenance
We use local, experienced and reputable repair and maintenance professionals. Because we do so much business with them, we are able to obtain very reasonable rates. Our services include lawn care, pool care, repairs, painting, electrical, plumbing, air conditioning, cleaning, and power washing.
Accounting
We utilize property management software, allowing us easy bill pay, tracking, file retrieval, and monthly owner statements. At the year’s end, we can provide a statement for the owner for tax purposes.

It is our mission to provide not only excellent service to our owners, but excellent service to your tenants as well. We are a relationship driven company, and have built our reputation on customer service excellence.
Termination of Leases
If they are not renewing their lease, we will begin the advertising process to minimize any downtime for the property. A complete inspection will be done and any adjustments for damages made to the security deposit amount. The owner will be notified of any maintenance that needs to be done to the property before the next tenant moves in. If, unfortunately, a tenant is not meeting the terms of his lease, we will take the necessary action to protect your investment.
Our Fees
All the services above (with the exception of Repairs and Maintenance) are included in our management fee, which is a small percentage of the gross monthly rent. Call today for a quote.
